Things to Know Before You Replace Your Roof

Your roof is probably the most important component of your house.
It does keep everything under it dry and safe.

Nobody likes needing to replace their home’s roof as the cost can be around $8,000 to $25,000.  For that amount of money, you need to make sure the job is done right.

Shop Around

Some roofers don’t worry about customer satisfaction because a roof replacement should be a once-every-few-decades job, which means that they don’t need to rely on repeat businesses.  Many homeowners choose their roofers on price alone.  The companies with the lowest price are typically hiring low-wage workers and using low-cost materials to keep their prices as low as they can.  This means that you need to be extremely careful about who you hire.

To decide on the roofing company that will best do the job, get references, read reviews, and check major manufacturer websites (certainteed.com) for a list of certified installers.  You can also check their reputation online with reviews and check backgrounds.

Stripping Away the Old

You may be permitted to have two layers of shingles on your roof and that may save you money but you also may regret it later.  If they are not removing old shingles, the roofer can not inspect or repair what could be lurking underneath. Living in the Pittsburgh area, our roofs are subject to a cold and wet climate.  Stripping away the old roofing can also allow the roofing contractor to install ice and water shield that prevent leaks at the eaves and ice buildup.

Go Top Shelf

You don’t want to worry about your roof again.  You will want high warranty shingles.  With Knox’s Construction, you not only get the CertainTeed Master Warranty,  you also get a full-year workmanship warranty.

Pay Attention to the Paperwork

Depending on the size and style of your roof, it does involve a tremendous amount of liability and money.  Three documents are essential:

  • A building permit (If necessary in your area)
  • A written contract that specifies all of the details that have been agreed to, products, and the cost of your new roof.
  • A letter addressed to you from the roofer’s insurance carrier confirming that the project is covered under the roofer’s worker’s compensation and liability plan.
Notice the Magnet

If you are having your old roofing stripped off, a LOT of nails come with it that will land all around your home. Roofing contractors have a special tool that makes it simple to pick up the roofing nails. It is a giant magnet on wheels that pass over around your home to grab all of those dropped fasteners so they do not cause flat tires or injuries. After your roofing project is complete, if you see nails around (you will know), when. Talk to your roofer again and ask them to bring that magnet with him.
